The #1 hidden cause of epoxy failure in Central Florida isn’t the coating — it’s water vapor pushing up through the slab. Here’s what every homeowner should know before coating any concrete here.

Florida slabs are different

Much of Central Florida sits on a high water table, and many homes — especially in lower-elevation areas of West Orange and Osceola counties — have slabs poured with minimal or degraded under-slab vapor barriers. Moisture constantly migrates upward through the concrete’s capillaries. You can’t see it, but a coating can feel it.

What happens if you coat over it

Vapor pressure builds under the coating film and pushes: first bubbles, then delamination — often within the first rainy season. This is why “the last company’s epoxy peeled” is the most common call we get.

How we prevent it

This testing is included in every free estimate — it’s a standard step in our process, not an upsell. If a contractor quotes your floor without mentioning moisture, that’s a red flag. Schedule your free slab assessment.
