Shopping for a floor coating in Central Florida, you’ll hear three words used almost interchangeably: epoxy, polyaspartic, and polyurea. They are not the same — and in our humidity, choosing the wrong one (or the wrong combination) is the difference between a 15-year floor and an 18-month failure.
The 60-second version
- Epoxy — slow-curing, thick-building, exceptional bond to prepared concrete. The best base coat. Weakness: yellows under UV.
- Polyurea — fast-curing, flexible, chemical-resistant. Great for joints and cold climates; its speed can compromise bond if prep is rushed.
- Polyaspartic — a refined polyurea: UV-stable, abrasion-resistant, cures in hours. The best topcoat.
What Florida humidity changes
Our slabs run damp. Moisture vapor pressure is the #1 killer of coatings here (see why Florida slabs need vapor-barrier primers). Epoxy base coats tolerate and seal damp slabs better than fast-curing polyureas, which can skin over before they penetrate. But epoxy alone chalks and yellows under our UV — so the topcoat needs to be polyaspartic.
